For the month of July, the Carolina MLS (which covers the Greater Charlotte Area, including Lake Norman), there were a total of 5,197 new listings with an average price of $307,371. Of the 5,197 new listings, 86 have a Conditional Contract, 36 have a Contigency (must sell another piece of real estate before purchase can proceed), 458 properties are Under Contract and 110 already sold. One interesting stat that I noticed is that the 110 already sold had an average list price of $196,433, which is about $100,000 less than the average price. This tells me that the lower priced homes are moving faster than the higher priced homes. (This information will be in graphical form in a few months once I compile more data.)
Other statistics from July:
- 2,724 homes went under contract with an average list price of $228,480.
- 2,383 homes closed with an average list price of $247,981 and an average sales price of $238,755 (96.3% List/Sales price).
- Average days on market for homes that closed in July was 96.
- The 2,383 homes that closed tied March for the highest number of closings in a single month in 2008.
- July’s single family sales price was the 2nd highest for 2008 (June is the highest… $240,003)
